Mobile Home Loans Explained: FHA, VA, Chattel — Pick the Right One

Most folks who get burned on a mobile home loan didn’t pick the wrong house — they picked the wrong loan. Mobile home financing is its own animal. The loan that works for your neighbor might not work for you. Let me walk you through every option so you can match the right loan to your situation.

One thing before we start: know what size home you’re financing. A single-wide and a double-wide can be tens of thousands of dollars apart before you ever talk to a lender. The 5 Loan Types You’ll Run Into

1. Conventional Mortgage

This is your standard home loan — like what you’d use for a stick-built house. But it only works for mobile homes that are permanently affixed to land you own and titled as real property.

  • Best for: Newer double-wides on owned land
  • Rates: Same as regular mortgages (~6-7% in mid-2026)
  • Down payment: 5-20%
  • Term: Up to 30 years
  • Catch: Home must be on a foundation, axles removed, on owned land, titled real property

2. FHA Title II (Real Property Loan)

The government-backed version of a conventional loan for mobile homes on owned land.

  • Best for: Lower-credit buyers who want a real-property loan
  • Down payment: 3.5% with 580+ credit
  • Term: Up to 30 years
  • Catch: Same requirements as conventional — permanent foundation, owned land, real property title

3. FHA Title I (Personal Property Loan)

The little-known option for mobile homes that aren’t on owned land — like homes in a park.

  • Best for: Homes in mobile home parks
  • Max loan: $148,909 home only, $69,678 lot only, $103,409 home + lot (2026 limits)
  • Term: Up to 25 years for double-wide and lot
  • Catch: Lender must be FHA-approved for Title I (not all are). Smaller loan amounts than Title II.

4. VA Loan

If you served in the military, this is your friend. VA loans for mobile homes have expanded big in 2025-26.

  • Best for: Veterans and active-duty service members
  • Down payment: $0 (yes, really)
  • Term: 20-25 years for personal property, 30 years for real property
  • Catch: Home must meet VA minimum property requirements. Some older homes won’t qualify.

5. Chattel Loan

The most common mobile home loan in America. Used when the home and land aren’t combined into real property.

  • Best for: Park homes, faster closes, looser credit standards
  • Rates: 8-12% — significantly higher than mortgages
  • Down payment: 5-20%
  • Term: Usually 15-20 years
  • Catch: Higher rates. Personal property treatment means the home depreciates faster on paper.

How to Pick (The Quick Decision Tree)

  1. Are you a veteran? Start with the VA loan, period.
  2. Are you buying the home AND the land? Conventional or FHA Title II — go for the long-term low rate.
  3. Renting a lot in a park? Try FHA Title I first, then chattel if Title I won’t work.
  4. Credit under 580? Chattel through a manufactured-home specialty lender.
  5. Buying with cash partial? Even better — bigger down payments cut your rate.
